The Problem

A multi-storey building on Alexandra Road, Plymouth, needed full weather protection across both its scaffold elevations and a temporary pitched roof structure while works progressed beneath. The total scope covered 1,499.3m², delivered across two phases. Flame retardant film certified to EN13501 was specified throughout, in line with the standard requirement for temporary roofing and screening on an occupied, built-up site.

Temporary roofs carry a specific technical constraint that is easy to understate: a minimum 10% pitch is required throughout to prevent puddling, and the roof needs full boarded access with a handrail around the perimeter. Even with that in place, 100% watertightness is not something any temporary roof system can guarantee. Leaks can occur at protrusions and at standards passing through the perimeter handrail. Specifying the job accurately meant building that limitation into the plan rather than promising a standard the physical detailing cannot reliably meet.

The Solution

Rhino/Versafe 300 micron flame retardant film, certified to EN13501, was specified for both the roof and the side elevations. The roof area totalled 827.9m² across the two phases, made up of 473m² and 354.9m², fixed over the proprietary scaffold roof structure with the full boarded deck and perimeter handrail the specification requires.

Side elevations totalled 671.4m², made up of 315.7m² and 355.7m², sheeted to enclose the scaffold and provide a weathertight, windproof envelope around the building.

As with any temporary roof job, the responsibility split at the interface with the scaffold itself was set out clearly: the scaffold had to be flush, fully boarded at each lift, and inspected and scaff-tagged before shrink wrap installation began, with the client responsible for ensuring the scaffold was designed and built to withstand the wind loading the sheeting would introduce.

The Result

Across both phases, 1,499.3m² of flame retardant film was specified and supplied for the project: 827.9m² of roof and 671.4m² of side sheeting. The work was completed within the planned five-day window, weather dependent.

The finished structure, visible fully wrapped in the photographs, gave full weather protection to the scaffold-enclosed building while work continued beneath.
